My property is ready to go; how long does it take to get listed and online?  

We will ensure the property has had all the necessary checks and create the online listing on the short term rental platforms. We aim for this process to take 7 working days.

I want to turn my property into Serviced Accommodation, how long does it take to get the property ready?  

Once we have arranged a viewing at the property, we will advise on any remedial work that is necessary or can assist you with designing the property to reach its full income potential. We will then create a bespoke schedule of work with you to ensure it is ready for listing on the major platforms.

How do you protect my property? 

Security of your property is our priority. We vet the guests who book and take a security deposit. There are steps we suggest to our landlords such as ring style doorbells and strongly advise increasing your insurance policy to include cover for short stay rentals. 

Can I make my own house rules? 

Yes. We will include a welcome pack at the property and within this we can provide details of any house rules.

How does your check in work?  

After the installation of a lock box, we would ask for sets of keys (3 sets for Stay&Co and 1 set for your guests). Prior to arrival, guests will be informed of check in procedures and will be contacted again on the day of arrival. Having secured keys at the property allows guests to do a self-check-in and out. This takes the stress out of delays in arrivals or later check in times. We stipulate strict check out times to ensure the property is ready for your next guest.

How do you assess nightly rates? 

We base nightly rates on a number of factors. The first being competition and market rates. Also how much space is in the area e.g hotel rooms available. There are peak and off peak times and various activities and events that can impact the market rates. 

What if there are few/no bookings?  

In the short term rental market there are typically peak and off peak times of year. However to consistently achieve no bookings would be very unusual as there is a strong demand for short term rentals in Birmingham. In this circumstance we would assess rates, listings and local activity to ensure your property is performing.

What if I want to turn it back into a long term rental in the future? What is my contract?

We have a 3 month cancellation policy. Due to the nature of short stay rentals, we will need enough notice for any advanced bookings.

 Can I take back my property if it isn’t performing?  

Yes. We will ensure that we have taken every action to fill your property; but in the rare case; you can withdraw under the cancellation policy. 

Do you guarantee a fixed monthly income? 

Some providers will guarantee a fixed monthly rate in line with or slightly below market rent for a long term rental. We operate on a monthly fee basis, only getting paid when you do. This allows you to keep the additional profit that Serviced Accommodation can generate.

I am an overseas Landlord can you still work with me?  

Yes. Nothing changes in essence except that you might need additional assistance in setting up or readying your property to accept short term guests.

Can you assist with furnishing and presenting the property?  

Yes we can. We have our premium services that can assist with light refurbishments or to help you optimise the interior design/styling of the property. 

Do you keep in contact with guests after check-in?

We provide in house information should the guest wish to revisit your property. Our objective is to generate direct bookings as much as possible thereby saving you the platform fees. 

We also encourage guests to give direct feedback to ourselves as your managing agent and post reviews about their experience. This is important in the promotion of your property.
